ESTATE
The “Parco dei Mulini” estate is an old property of Nifosì, a wealthy land-owner family, set in the “Cava Misericordia” carsic valley of the “Misericordia” torrent, One of the many small rivers that sign with their deep canyons the Ragusa highlands. Located at only half a mile from the famous Unesco baroque town of Ragusa Ibla and to it easily connected through an asphalt road and a beautiful medieval walking path called “via dei mulini” (mills road) because in the valley there were many water mills of Arabic origin where the farmers used to bring the hard wheat to make the famous flour.
The estate is set in the lowest part of the valley and is surrounded by the “Parco forestale di Cava Misericordia” a Regional forestry park and it is the only private property inside the park. The estate it is all terraced with massive magnificent stone walls some of even 5,00 meters high belonging to the XV century, they are all connected by an impressive system of stone stairs and irrigation channels that take the water from the river to the terraces and to the mills to give the power to the stone wheel.
The valley it is even a treasure of biodiversity with many officinalis and aromatic herbs and more than 23 variety of wild and rare Orchids that the Eremo della Giubiliana uses to dry and prepare for their guests.
In the crystal clear water of the torrent it is still present the “macrostigma” trout fish, an endemic variety of trout (very rare and in extinction), plus the stone crabs (potamon Fluvialis), the shrimps, and the original beautiful habitat of the Hybleus mountain river
Starting from the north of the estate and following the torrent down to the Irminio River some miles to the southeast in the property are settled ten rural complex mainly antique mills or farmhouses dating between the XV up to the XIX century (seethe attached map).
They all are impressively built with beautiful stone walls, many are two storey buildings with a large volume and this because the antique mills needed space to store the hard wheat; a grass road and many walking paths connect the rural complex and the entire estate.
The estate, a family property, was inherited by the last heir Vincenza Iolanda Nifosì, the landowner of the “Eremo della Giubiliana”, the famous five-star luxury Hotel, and ten years ago started an eco-restoration project with the intent to bring the valley in the pristine condition after a century of decay and realize a private Park, the “Parco dei Mulini” and an Eco-Resort in the main rural complex of the estate (property 4).
The actual status of the property can be here summarized, the entire property has been fenced with a 3meters fence made in accordance to the forestry regulation, the terraces and the paths have been cleared and cultivated with traditional and organic method reintroducing antique cultivation like tobacco and sugar can (very few know that the sugar can was introduced by the Arabic in Sicily and Spain in the XI century), all the fruit trees, the carob trees and especially the olive trees has been lovely treated and in the past two years the century old olive trees of the “verdisi” variety gave an oil of exceptional characteristics that have been successful bottled as “Olio dei Mulini”.
An executive project for the restoration of the biodiversity, (the terraces and the stone walls, the irrigation channel, the walking path, birdwatching place) of the estate was submitted and approved by the authorities;
PROJECT
The project involves the development of an Eco Resort within the Parco dei Mulini (Park of the Mills), an Eco Resort serving the Baroque center of Ragusa Ibla, just a few minutes’ walk away via a beautiful medieval path that enters the town through the ancient Via dei Mulini, or by car via the road that passes by the old Ibla train station.
By restoring the ancient mills in the Misericordia Valley, the plan is to create 5 villas and a hotel with a total of 74 beds, which would increase to 94 by including the 3 already restored and nearly completed villas in the operation.
The project also includes the construction of a horse riding center with a show jumping arena and a cross-country trail within the park, a car parking area with a golf cart shuttle service, a small helipad for VIP transport, and electric mountain bikes which, along with the horses, will allow alternative access to Ragusa Ibla through the beautiful ancient Via dei Mulini. These will also allow guests to ride through the extraordinary Baroque town center (both bikes and horses are allowed within the historic center).
The ancient Arab terraces, all equipped with irrigation channels, will allow the revival of traditional Arab-era crops, including sugar cane, as well as rows of vines, pomegranates, figs, and other plants that make this valley a true paradise. Guests will be engaged in rediscovering ancient flavors through the dishes offered by the fusion restaurant.
Among the many activities within the park, guests can swim in the stream’s natural pools using the open-air spa, go trekking and free climbing on the property’s cliffs, use the putting green for golf, enjoy bird watching, and take nature hikes along medieval trails that begin in the valley and extend through the forest park to reach Ragusa Ibla, Modica, Scicli, and Giarratana.
All project approvals are in place, including internal roads and landscaping. The hotel itself already has its permit and fees paid, meaning the entire administrative process is practically complete and only requires transferring the project to the new owner’s name.
Finally, it is worth highlighting the exceptional opportunity provided by a very recent regional grant program for tourist and hospitality facilities, which offers non-repayable funding of up to 60% of the total renovation cost. In this case, for a €2,700,000 renovation investment, €1,620,000 would be funded through the grant, reducing the actual investment cost to just €1,080,000.
